You should allow 10 months from the date of the building licence. The building licence will take approximately 2 months from the day you complete on the land.
Come down and view the show houses and building plots we have available. Should you find a plot suitable to your needs, then a deposit of 10,000 will remove the plot from the market in your name. You will meet your Spanish solicitors who will take a period of approximately 6 weeks to confirm the plot is free of all charges and can be built on. Your solicitor will then put the land into your name at which stage the balance of land payment will be due, together with a construction deposit to draw the plans up and have them approved by the college of architects in Alicante. About eight weeks later construction will commence.
Stage payments are made through your solicitors on each stage of construction, your solicitor will confirm with you when we reach each of the stages.
Water and electric charges together with rates are reasonably low in Spain, as a very rough guideline you should allow about 700 per annum for these. If you are a non resident you will be charged a tax on your villa which will amount to about another 700 p.a. A swimming pool firm will charge you around 70 per month including chemicles, alternatively if you are cleaning it yourself it will cost around 250 per annum.
